Cost management plays a vital role in enterprise management,the implementation of cost management is also a guarantee for the company's expected profit.With the uninterrupted development of China's real estate industry,market competition has become increasingly fierce.People's needs have also grown to diversification,and the pressure and opportunities faced by the industry have coexisted.In order to maintain the competitiveness of the real estate industry,the problem of the cost management has been unavoidable,but it is clear that the traditional cost management methods cannot adapt to the current complex market environment,it is difficult to help real estate companies to create value fundamentally,and it is also impossible to promote sustainable enterprises.The introduction of scientific and suitable cost management methods has important practical significance.Based on the Total Process Cost Management,the article selects ZJ's J real estate project as a research case.It briefly introduces the specific status of the company and its projects,focuses on the analysis of the problems existing in the cost management of real estate projects,and bases itself on the whole process of cost management theory,and points out the problems in several stages of project development based on the Total Process Cost Management.Including insufficient prior research,frequent changes in design,etc.Aiming at this,the author put forward the optimization plan of cost management for J real estate project,using WBS estimation method and Gantt chart in the decision-making and design stage,and using the Earned Value Management to optimize it in the construction stage.Finally,from the aspects of personnel,system,and organization structure,we puts forward the safeguard measures to implement the project optimization plan from the aspects of personnel,performance assessment,and management platform,and strives to improve the ZJ company's current cost management status,raises the cost management level,and then promotes the realization of the economic and social benefits of the enterprise.By analyzing the cost management of ZJ company J real estate projects,the article presents a set of cost management optimization programs that are more suitable for ZJ companies.we hope it can provides reference for ZJ company's future project cost management,aiming to enhance the cost management level and strengthen the competitiveness of enterprises.and at the same time,it can also bring inspiration to the same industry,to contribute to the healthy development of China's real estate industry.
