The real estate industry is playing a very important role in the development of our country's economy. It is a fund crowded industry which has the characteristic of high investment, high risk and high repayment. At present, the financing way for most of the real estate enterprises is depended on bank loan. This makes the real estate enterprises easy to be influenced by the regulation policy. Simultaneously, the bank risk is also enlarged. So the government has released all kinds of policy to raise the financing threshold of real estate enterprises. As a result, only depended upon the indirect financing from the commercial bank is already not able to satisfy the financing need of real estate enterprises.From the perspective of the development of the real estate enterprises, this article reviews the domestic and foreign real estate financing patterns, the development process and the present situation, elaborated the importance and urgency of carries on multiple financing for the real estate enterprises. Combine with the finance theory and management theory, we elaborate the connotation and respective characteristic of indirect financing and direct financing of real estate, analyze the main ways of developing direct financing of real estate enterprise and the problems faced at present; we Stands in the real estate enterprise's angle, using financial release lever analyzed the risk of indirect financing of real estate enterprise which brings to the bank; we valued the importance of risk factor in the direct financing process by the AHM. Then from the inside perspective of the real estate enterprise we give measures and method to develop the direct financing channel of the real estate enterprise; from the outside perspective we elaborate how to promote the development through the management optimization. Finally we analyze the failure of SUNCO. This article systematically analyze the direct financing pattern of real estate, having the reference value and giving the instructions to real estate enterprises and the relative government departments.
