Real estate exploitation is a dynamic process of investment and management, which is executed in a variation market environment. The success or failure for exploitation and management of investment project and the benefit is projected objectively and restricted by real estate investment environment which is the premise of rational investment action. Study on real estate investment environment is the important premise and foundation of preventing risks and ensuring high income. Scientific method of evaluating investment environment is the necessary conditions to ensure correctness of the results.Unifying the scholars' research results of real estate investment environment at home and abroad, analyzing the factors affecting real estate investment environment in detail. According to our country's present situation and the social background, we divided the evaluation indexes of real estate investment environment into two kinds: customer index and enterprise index, and according to the characteristics of different indexes , we use different methods to carry on the reduction separately. Finally, a scientific, rational and pithy evaluation index system of the real estate investment environment is set up.In the research, qualitative analysis and quantitative computation are combined. Applying trapezoid fuzzy number to quantify the evaluation indexes of real estate investment environment, so the index quantify is realized scientifically and effectively, which conforms to people' ideological mode of appraising things. Trapezoid fuzzy AHP theory and IAHP are used and the criteria that belong to the investors, the experts and the potential customers are combined reasonably to get group criteria to determine evaluation indicator's community synthetic weight. They make the evaluation results more convincing and credibility.The dynamic factor is introduced to the Static evaluation model of real estate investment environment, it realizes dynamic evaluation of the real estates investment environment, and fully reflects characteristic that the investment environment changes unceasingly, further enhances the timeliness and the accuracy of evaluation.
