Researches On The Relationship Between The Way And The Price Of Land Granting With The Price Of The Real Estate

During the past several years, Chinese real estate industry has been developed rapidly year by year, however, a series of problems have been occurred simultaneously, and the price of the real estate's constant rising is one of them. There are many researches about the price of the real estate around the world today, and the universal conclusion is that housing price and land price interact and affect each other through certain conduction mechanism, they are correlated significantly. But though the observing and analysis of Chinese real estate industry, the author has doubt about the universal conclusion, the author thinks that there are no significant linear correlation between housing price and land price.Meanwhile, this thesis takes the relationship between the way of land granting and the land price into account, using SPSS software analyses the data of 209 real estates in Guangdong, and observe that whether housing price and land price has significant linear correlation and what relationship are existed between the way of land granting and the land price.
