In recent years, real estate prices continued to rise, housing has become not onlythe relationship between ordinary people can live and work in peace issues, but it hasalso become the key for our country to build a well-off society in an all-round way.Based on the above reasons, the state promulgated a series of regulatory policy relatedthe real estate to except that housing price can be back to reasonable. So far, thesepolicies have made some achievements, but the prices are not the same as expected tofall sharply, which have us to consider the basic cause of housing prices, and scholarshave pointed out that the land cost is the fundamental reason for the premium.Therefore, the discussion between housing prices and land price has got more andmore attention, the point of this argument focus on whether the government uses the“land finance” to increase financial income, or take the real estate business topremium growth as an excuse to push the prices of the high-speed growth, then obtainthe excess profit. There are two necessary conditions for the healthy development ofthe real estate–reasonable housing price and land prices, the stable development ofthe national economy base on the health stable development of the real estate market.Therefore, to explore the relationship between housing price and land price has agreater theoretical and practical significance.Granger causality test based on the housing and land price index of fourth quarterin2009and the first quarter in2001, this article reflects the relationship betweenhousing price and land price of eastern, central and Western, and the data tests thecausal relationship between different areas of housing price and land price. Theempirical results show that: the Eastern District of Shanghai city and Nanjing cityland prices and housing price is reciprocal causation relationship, but the relationshipbetween land price and housing price in central and western regions are notsignificant. On this basis, in order to control the housing prices effectively, the paperputs forward relevant policy suggestions.
