Research On The Relationship Between Land Price And Real Estate Price And Restriction System

It is very important to study on the relation between land price and real estate price, since the relation is not only the base of real estate market, but also the focus on accelerating the sustainable development of the real estate market.In market economy, the price of real estate is controlled by value rule and real estate's supply and demand. The fundamental reason of real estate price's rising is the flexible changes of real estate's supply and demand caused by the development of economy. The paper analyses the concepts of land price and real estate price from the brand-new viewpoint, and examines the interaction between land price and real estate price with Co integration relationship test, Granger Causality test and Regression test given the sample of season price indexes of estate and land from 1998 to 2004,in order to make good use of land market and real estate market.The paper is totally divided into seven chapters:Chapter 1 mainly elaborates the background in and abroad, purpose, meaning, methods and innovation of the research.Chapter 2 is tallying up the related theories of land price and real estate price.Chapter 3 mainly elaborates the concepts and make-up of land price and real estate price.Chapter 4 introduces factors that affect the land price and real estate price, and trend of wuhan.Chapter 5 analyses the relationship between estate price and land price . Through the analysis, the author can draw the conclusion that estate price is the dominant factor of land price in long run while they are explanatory variable of other in short run.Chapter 6 and 7 analyze the regulation countermeasure and restriction of real estate market in wuhan, and the result is evaluated.
