The real estate trade is a kind of typical capital-intensive trade. With the maturity of the market of real estate in recent years, competition aggravates day by day, The listed real estate enterprise changed from pursuing the original short-term project profits to obtain the long-term maximum of enterprise value. Competitive way of the enterprise is competition of integration capability. Enterprise performance evaluation not only estimates the achievement of the enterprise, but also adjusts the important management strategy of enterprises. That means enterprise performance evaluation must according to the request of strategic management. Therefore, they have to do performance measurement to improve management increase competence and make a sustainable development.The main content and research of this paper: by extensive and deep research on the current status of domestic and oversea performance evaluation theories, based on the traditional performance evaluation methods(DEA), which has absolute advantage in setting input-output problems to the managing performance evalution of the listed real estate enterprise, build up input-output indicator system of performance evalution in the real estate industry,according to the principle and demand for construction of performance evalution indicator system, the paper makes an empirical analysis on the real estate industy in china from 2000 to 2006 based on 20 listed enterprisies data,with the calculation by models ,we get the operation efficiency indexes of each listed enterprisies every year, projection data,scale efficiency and so on ,at the same time we make a analysis about them and get some conclusions. Finally, provide strategies for improving its managing performance followed the research results.Meanwhile, it points out for the real estate industry that the accuracy and feasibility of the input-output indicator system and DEA method built in the paper is valid.It is a very important attempt for further applications of DEA method,and give full scope to evaluations for the relative validity.
