Based on related theories of real estate, factors influencing on the real estate price are primarily analyzed and some meaningful factors influencing on prices of Beijing real estates from a case study are then investigated using data acquired from Beijing real estates market in this thesis. First, a classical multiple regression model is established using multiple regression method, and on coefficients of the model variables significant T-test, significant F-test of the model, collinearity diagnosis, autocorrelation examination, variance analysis are made to verify coefficients of the model's variables, with insignificant factors rejected by stepwise regression method. As a result, it is concluded that price indices of three factors including building materials, resident consumption and land transaction have a remarkable influence on housing price in Beijing, reaching 88.5% in terms of an increase in price. In addition, all these three factors have the same influence on housing price in Beijing.In this thesis, some policy factors influencing on Beijing real estate market are further analyzed by introducing virtual variable and it is revealed that current policy produces a delayed influence on housing price with 3 time delays.Finally, a case study is carried out to get a fresh look into a developping trend of Beijing real estate market after Olympic Games and some suggestions are made that government in Beijing be ready to handle post-Olympic Games risk by catching good time of Olympic Games, strengthen management of land supply, make construction market open to reduce a cost of construction, and controll housing prices with the help of successful experiences in Olympic Games hold by foreign countries.
