Research On Value Appraisal Of Agricultural Land Dataed On Resource Value Function

The agricultural land is a complicated natural ecology and social complex. The agricultural land appraisal is to estimate and determine the external and reasonable value of agricultural land. It is of great significance for protecting agricultural land and reforming the use system of it. For a long time, people have no integrated view on it's food safety social security and ecology function. The appraisal of agricultural land is confined to the agricultural land's economic value. Moreover, the appraisal of social and eco-environment value is imperfect or even blank in some places. Therefore, more theoretical guidance is needed in sustainable utilization of agricultural resources so that exploitation of agricultural resources can provide resources for development of agriculture and rural economy without causing eco-environmental problems and national food security problems. Due to the fact that China has a vast population but a limited farmland and the arable land is far from sufficient, it is necessary to reform the current accounting system of agricultural land resources, bringing resource degradation within national economy accounting system to intensify the appraisal of the eco-environmental and social value of agricultural land.This article begins with the functions of the agriculture land, talking the total resource value view of it under the sustainable development, studying the value structure and appraisal approaches from the theoretical and empirical method.Firstly, the introduction to this paper concludes related concepts and theoretical contents. It explains the purpose and the research methods of this study, elaborating and recalling the application of the basic concepts and theories.Secondly, the third chapter begins with the value functions of the agriculture land, framing the value structure of the agriculture land based on resource and environment economics theory. While, it studies the appraisal approaches of every parts.Again, the fifth chapter, taking Jiangsu Haian City as an example, carries on an empirical Analysis of the appraisal of the agriculture land.Finally, based on the contents above and main conclusions summarized, Chapter five addresses the main. At the same time, it forecasts the relative research of this paper.
