| According to the international standard, China has entered the Aging Society since 1999. Because China entered the Aging Society under the condition of the developing of economy, the social endowment system is not well-developed and endowment becomes one of the problems which draw lots of attention.Pension industry is the special one which offers the senior citizen the products and service. Developing the pension industry can not only satisfy the needs of the senior ones and form a healthy aging society, but also can be helpful for the adjustment and advancement of the industrial structure, ease of the employment pressure and relief from the social burden. The Paper contains five chapters: the first chapter is devoted to research background on pension industry and the social significance; chapter II analyses the current situation and trends of pension industry; chapter III studies the endowment industry market and investment opportunities in China; chapter IV takes the project of caring for the elderly community as a case and analyses the feasibility of older apartment project; chapter V sums up the whole paper and proposes recommendations.The paper studies the pension industry. The percentage of senior citizen in china now has been over 7% of the total population. As the material level improves, the lives of the senior citizen become longer, and the requirement for the living quality is getting higher. They are no longer only asking for dressing warmly and eating their fill, but pay their attention to the life and living quality more and more. Plus, the family plan policy and the development of modernization weaken the function of the family endowment and the service of society endowment is in emergency need.Presently, the pension industry in China has the feature of welfare and low benefit. Both of the features lead to the facts that: the operation of the pension organizations can not fully follow the market rules; the investment for the industry can benefit after a long time and it is low; it can attract little investment from the society. All the above set difficulties for the development of pension industry.This paper analyses the present situation and tendency of pension industry. The author reviews the history of the pension industry in China, and compares the different models in China and overseas. Analyzing the program of "love pension community", the author concludes that the major method of endowment for Chinese senior citizens is to depend on the community and folk capital can only enter the pension industry in cities. And only the China-featured pension industry as well as the support from government, based on community, taking the humanity service as the purpose ,using multiply elements and compositive models, with the help of financial facilities, operation under the market rules, promotion of the social comprehensive endowment system, can offer the senior citizen happy, healthy and joyful later lives. |
