With the development of commercial real estate, China’s e-commerce industry isalso in rapid development period. The development of e-commerce impact on allindustries, the first is commercial property. E-commerce carry the "commerce" to theInternet, shocking people’s understanding about the traditional business, changingpeople’s life and consumption habits, posing challenges to the traditional business. Socommercial real estate, as traditional commercial carrier, faces the huge impact ofe-commerce. As a result, clearing up the electronic commerce associated with specificcommercial real estate will make the commercial real estate investment more scientificand reasonable when developers invested the commercial real estate.At present, both at home and abroad about commercial real estate investmentresearch lacks taking into consideration the fact that electronic commerce. The impactof e-commerce on commercial real estate investment research is scattered, lacking acomplete system of electronic commerce to the influence of the commercial real estateinvestment. And the existing research on the relation between electronic commerce andcommercial real estate research is more qualitative analysis, lacking empirical analysis.This article attempts through the empirical method to study the effect ofe-commerce on commercial property investment. First of all, the paper analyses thedevelopment of commercial real estate in Hangzhou city and e-commerce in the nichehas affected the commercial real estate. Then carrying on the empirical analysis, byconstructing e-commerce index system, using fuzzy analytic hierarchy process (ahp) tostudy the index system of commercial real estate, it finally calculate the size of eachindex weight. Through this method the article tries to figure out whether there is thepattern or e-commerce factors, which affect commercial real estate and influence degreerank. To analysis the internal architecture of electronic commerce, letting commercialreal estate investors or developers understand the relationship between electroniccommerce and commercial real estate in detail.In this paper, the writer try to do further empirical research with the data of degreerank. Using data of Hangzhou network sales representative e-commerce, laterallyjoining data of social commodity retail sales of Hangzhou and Hangzhou urbanresidents per capita disposable income. Using data of Hangzhou city commercial housing investment representative commercial real estate investment business. Usingthe above variables to construct linear regression model, studying the influence of thesefactors on Hangzhou city commercial real estate investment. Using this methodattempts to study the development of electronic commerce and the interaction ofHangzhou city commercial real estate investment, comparing the electronic commerceand the degree of the economic factors that affect commercial real estate investment.The following results are obtained by empirical research:1. E-commerce mode in different fields, to a certain extent, affects the Hangzhoucity commercial real estate industry.2. The indicator of e-commerce mostly impact on Hangzhou city commercial realestate investment is network sales. Business to business(B2B) mode, offline toonline(O2O) mode and Internet finance these three indicators are relatively small, theinfluence of the way have not only a direct effect but also an indirect effect.3. Represented by the network sales model, e-commerce can reduce thedevelopment of Hangzhou city commercial real estate investment.4. Represented by the network sales model, e-commerce influences the commercialreal estate is less than other macroeconomic indicators in degree.According to the research conclusion, the writer put forward the followingsuggestions:1. The largest defect of network sales is experience, so developers should payattention to experience of commercial property, making customer no longer justshopping, but more entertainment experience, to avoid the e-commerce impact.2. Developers should integrate commercial real estate and e-commerce for betterdevelopment or study O2O mode, taking their respective strengths to achieve mutualbenefit and win-win results.3. Developers don’t lost heart in the impact of e-commerce, the impact of thecurrent e-commerce impact is not fatal, it coexisting with traditional business willcontinue for a long time. The developers shall be appropriate to consider the impact ofelectronic commerce.
