In the process of establishing and improving the market economy system, Chinese real estate industry developed rapidly, and played an important and positive role to stimulate economic growth. However, because of various factors, the industrial development in the same time there are some prominent contradictions and problems, the government has adopted a series of macro-control policies, which have played a role though, However, some problems have not been fully resolved. Through further improving the market economy and the coutry's macro-control policies should be coordinated. This study on the real estate macro-control policies are still active major theoretical and practical significance.The thesis is based on the current development of real estate industry of our country. By theoretical and practical analysis, it focuses on the role of our macro-control policy of real estate industry, as well as its defaults. Against the practical problems, it gives some suggestions about how to improve macro-control policies of real estate industry, in order to accelerate the growth of favorable growth of our real estate industry. The thesis is divided into six parts. The first part is description of current real estate market which is the background of Chinese macro adjustment and control on real estate. The second part is analysis of the reason of macro adjustment and controls on real estate. It analyzed the reason from academic and realistic aspects. The third part is summary of foreign experience in macro adjustment and control on real estate and the enlightenment of our country. The fourth part indicates the role of government s macro-control policies. The fifth part discusses the main parts and political effects of our macro-control policies of real estate industry, from the view of land supply, real estate financial system and some other three aspects. The sixth part gives some suggestions about reform of macro-control system, aiming at the problems existing in current real estate market macro-control policies. It has also discussed some problems that might arise in the reform.The innovative points in this thesis are: firstly, it illuminates the situations and serious problems of Chinese real estate industry nowadays and point out the role of government in the development of real estate industry. Secondly, combined theoretical analysis and practical analysis, it discusses deeply the characteristic of Chinese real estate industry macro-control system. Practically, it comments on the positive and negative role of these policies. Thirdly, against the situation and some serious problems of Chinese real estate industry, as well as relating to practical conditions, it gives some feasible suggestions about improving the macro-control policies of real estate policies. |
