In the 20th century,the late 90's with the overall housing market-oriented reforms to promote the establishment of the real estate industry after more than 20 years of development, has gradually become one of the pillar industries of the national economy.In recent years, with the rapid development of the national economy,urbanization level and GDP per capita of tremendous growth in the development of commercial real estate for the establishment of favorable external space.At present,the commercial real estate in China's rapid development, especially as a commercial real estate landmarks a comprehensive shopping mall in the rapid development of medium-sized cities have to develop successful projects but there are also unsatisfactory projects.A comprehensive shopping mall with a high investment,high-yield, high-risk characteristics,to bring in huge profits for investors at the same time along with the high-risk,is necessary to carry out the risk of their research to investors and provide a theoretical basis for decision-making to reduce the investment losses.In this paper,first of all on foreign commercial real estate through the course of development and understanding of the status quo,and the United States and China's shopping comparison shopping mall,summed up China's overall shopping mall characteristics and existing problems.Second,venture capital based on the reference literature as well as the risk of real estate development,from the developers perspective,taking into consideration the level of co-operative,the system of our country's shopping mall joint venture conducted a risk analysis and research.Again through the integrated shopping mall joint venture of the risk factors for a comprehensive identification,screening and risk indicators established a risk assessment index system,proposed method of risk estimation.Finally,analytic hierarchy process and fuzzy comprehensive evaluation method,the use of AHP to determine weights of indicators,and then use fuzzy comprehensive evaluation method will be qualitative indicators and quantitative indicators combine to establish a comprehensive shopping mall joint venture model of comprehensive evaluation of the risk.The article at the end,a comprehensive risk assessment model will be applied to specific cases,for the construction of the model is validated to prove that the model can be easily and accurately shopping plaza on the development of an integrated comprehensive evaluation of risk.
