Today,with the rapid change of consumption mode,the shopping mall,represented by Wanda Plaza,has developed rapidly and gradually occupied the market.It has become the latest development mode of modern entity consumption.As of the first quarter of 2016,the country has opened shopping center(only 123 line city,excluding Hong Kong and Macao)the total number has reached 3547,a total construction area of 352 million 845 thousand,the total operating area of 203 million 403 thousand,as the outstanding representative of Wanda Plaza as fall July 2017 out of 200 home shopping center,but the hidden problems are the prominent,especially in the investment construction period,Wanda that way to shop order ho also faces great challenges.With the rapid development of shopping centers,the academia has also carried on the related theory research to the shopping center development,and also paid attention to the shopping center's investment management is the key to the success or failure of the shopping center.In the preparation period,there are many risk problems,such as improper planning,unscientific planning,inadequate execution and inflexible and impractical strategies,resulting in a great deal of failure and cessation of shopping centers in the non chain system.So this paper intends to Shandong Dongying Wanda Plaza shopping center as an example,to build the investment risk management of the Dongying Wanda Plaza project research,hoping for the Wanda Commercial Plaza project to build the risk management investment stage play a reference and guiding role,also provide risk management in the investment process in the construction period of the corresponding model other shopping center project.Also hope that the level of risk management through this research can enhance the local shopping center project to a certain extent in the preparatory period of investment,avoid the possibility of a similar project because of the lack of research in the construction period of investment risk and result in the project construction period of investment failure,causing losses to the project.In view of this,for the domestic has not yet been a special shopping center preparation period,investment risk management special research case:This paper based on the theoretical knowledge of project management,using literature analysis,brainstorming,Delphi method,and combining the actual situation ofDongying Wanda Plaza construction period of investment,investment orientation stage,recognition of Dongying Wanda Plaza construction period investment investment planning stage,the implementation stage and the closing stage of China Merchants investment the risk factors,according to the four stages target recognition results,the construction of Dongying Wanda Plaza construction investment management risk evaluation system;then analysis and calculate the probability may be assessed by Yaahp software integrated weight analysis method study on risk factors for the various stages of the impact level,and ultimately determine the weights of the various risk factors;finally,according to the results of analysis by WBS method Dongying Wanda Plaza project investment risk breakdown structure,so as to determine the three The risk structure level,then according to the Dongying Wanda Plaza investment to build the actual situation of the risk response strategy comprehensively,and through the three ways to build Dongying Wanda Plaza to build investment risk monitoring system.The innovation of this paper is embodied in the following two aspects:1)in the shopping center project evaluation theory research stage investment risk,for the first time using fuzzy AHP comprehensive shopping center project to build four stages of investment risk management of comprehensive weight and double assessment of probability of occurrence,compared with SOWT method applied in the study on the theory of risk management of shopping center investment,evaluation the risk is more scientific and objective evaluation and comprehensive weight,double effect and the probability of occurrence,the shopping center to build investment risk evaluation results more comprehensive and effective.2)using WBS to decompose the risk response,and put forward a comprehensive coping strategy for the investment risk factors in the shopping mall preparation period,which is more comprehensive in this field.
