Initial period of reform in our country, under the policy that lands and houses are free unlimitedly, because lacking the real estate transactions, it had not formed the true market of real estate. Until Proposed by report of thirteenth party:"socialism's market system not only includes commodity markets of consumable and producing goods,but also includes producing goods markets of fund, service, technology, information and real estate", then China real estate market was real born. undergoes more than 30 years development, average per person floor space of the national inhabitants is from less than five square meters to more than 20 square meters, the Housing conditions had improved substantially, in the procession of developing from small to be huge scale,division of labor specialization, the real estate whole strength had enhanced substantially, regardless of the scale, the product quality or the management.Shandong Province is an economical strong province, after the nation carries out the housing marketability, the entire province real estate industry developed more than ten years, real estate market already had certain scale. Under leading of macro-economic and the township dwellers'income which increasing continually, the housing market presented the positive development situation which the supply and demand are both prosperous, the price of house raise with steady steps. But simultaneously because differences of the local economic level, the urban facility, the population scale, the position factor, region developing differences of the real estate industry development were obvious. For example, housing development investment to reflect the supply and housing demand to reflect the demand, all presented the obvious region differences. Through carrying on the way which integrated analyzed the single factor and the synthesis factors to the Shandong Province seventeen cities'real estate markets, the paper overall analyzed region differences of Shandong Province real estate industry developing, summarized the region characteristics of real estate market, it have significance for healthy development of Shandong Province future real estate market.The paper primary coverage including two major parts: Theory part and Substantiation part.This article theory part had mainly quoted some basic theory relating with the real estate function, including supply and demand theory of real estate market function and non-equilibrium theory of regional economies development. Supply and demand theory of real estate market function has mainly explained two parts of urban land supply and demand, the urban building supply and demand, as well as condition characteristics of balanced and non-balanced in real estate market supply and demand. The non-equilibrium of regional economies development theory has explained"the growth extremely"theory and inversing"U"the theory. Substantiation part of the article first analyzed overall development level of the Shandong Province real estate industry, summarized the developing stage characteristics and the overall characteristics of Shandong Province real estate industry; Next analyzed single factor differences of development investment, the supplies, the demand and employment aspects, and so on in seventeen cities'real estate market; once more , carried on the cluster to each target of the real estate market developing level with the mathematical model, summarized four types of region real estate market in Shandong province ,analyzed each type's characteristic one by one, and enumerated and summarized four cities'real estate mark having the representations; Finally, carried on quantification processing to the reasons causing the differences of Shandong Province region real estate market, discovered the main forming factor and carried on the analysis.
