A large number of facts show that the economic affordable housing construction has played an active role in improving living conditions of middle-low income families, promoting development of real estate development and boosting domestic demanding in a certain degree,However,the economic affordable housing is far from meeting the social demand.According to the investigation,there are several questions in Xi'an economic affordable housing and its main representations are:Firstly,as the more demand and less supply,there aren't enough houses for people to buy.Secondly,due to low income and high housing prices,most people can not afford to buy housing.At last, the masses aren't satisfied with current incomplete infrastructure.The problems that high plot ratio,poor lighting,less lifts and imperfect living facilities make the houses be neither economic nor suitable.As a result,we need to greatly develop economic affordable housing.To promote the exploration and construction of economic affordable housing, some supporting policies on land,tax,and credit have been taken by the government, and price constitution and determination are also clearly stipulated.These policies on the real estate market have a wide range of effects and attract wide attention.Now; housing prices in the current market still be the object of middle and low income groups.As the housing price is too high in the current market,this article mainly conduct research on the pricing housing of economic affordable housing.For this reason,the development statues of public housing at home and abroad, producing background and operation condition and existing problems of economic affordable housing are discussed in this paper from current situation of affordable housing.On this basis,the price situation of Xi'an economic affordable housing is analyzed and the existing problems are excavated.To study the pricing problem,price constitution and cost allocation of economic affordable housing is analyzed firstly; secondly,rational pricing methods and processes are determined according to pricing theory;finally,reasonable and moderate level of price is firmed under the guidance of government.The price process of economic affordable housing is experienced with one housing project as example through theoretic research and it proves the feasibility and practicality of this method.The pricing problems of economic affordable housing are studied from three aspects of price constitution and cost allocation,pricing strategies and government guidance in this paper.It is hoped that these researches have better reference function for real estate development enterprises to determine housing prices,provide a basis for government to finish price recognition and supply information support of affordable housing price for customer.
