In recent years,with the acceleration of China's housing system construction,as an important one of public housing,affordable housing in cities are an upsurge in building boom,while at the same time,the public housing problem also gradually appear "cold",part of the public housing and even become "empty rent," revitalize the who failed to give full play to the public rental housing safeguard function,will become the important work in the process of perfecting the affordable housing system in our country.For public rental houses that need revitalization,selling them is an effective way to revitalize them in combination with the experience of developed areas.When public rental houses are sold,the reasonability of pricing will directly affect the market acceptance of public rental houses,and the evaluation work can provide effective reference for the pricing of public rental houses.At present domestic regions vary in the speed and scale of public housing construction,lack of public housing in many parts of the appraisal work of practical experience,in addition,the study of public housing valuation methods at present is not enough for rich,the corresponding valuation guidance is not specific enough,in general,how science to do a good job of public housing real estate price evaluation,to a certain extent will become a key problem affecting the activation of public housing.Through theoretical analysis and empirical analysis,this paper studies the methods applicable to the evaluation of public rental housing prices.In terms of theoretical analysis,according to the features of public housing and public rental housing construction,the purpose of determining the working in the public housing valuation should be guided by the cost principle,and then by several kinds of traditional real estate appraisal methods in the public housing the applicability of the evaluation is analyzed,combining with the experience of individual regions,determine the cost method as public housing real estate price evaluation of the optimal method,and with the cost of public housing form features to build the public housing valuation model.In terms of empirical analysis,by choosing the typical public housing district as an example,to build the valuation model of the real estate price evaluation and assessment results,and then selected case on the market with relatively similar housing as a comparative object,will assess the results compared with the market price of similar housing analysis,found that evaluation results was significantly lower than the market price of similar housing level,and evaluate the results with similar housing market price gap also agree with the developed countries and regions in the aspects of data characteristics,shows that evaluation model built in this paper is effective,and the valuation of outcomes is reasonable,That is,the appraisal price of public rental housing obtained through the application of cost method can provide an effective reference for the government to set the selling price of public rental housing.
