Research On The Method Of Controlling Price About Economic Affordable House In Taiyuan

The housing problem is a major socio-economic problem that had plagued the world's governments and people's lives for a long time. Economic affordable housing, as an important component of housing security system in China, which is the main way to solve the problem of current low-income families. Taiyuan is one capital of our inland cities, since 1998, economic affordable house has play an important role to reduce housing prices and to meet the housing needs of low-income families, but the price question make it difficult to achieve the purposes of social security .The price mechanism of Taiyuan economic affordable house has been studied more comprehensively from the perspective of theoretical research and empirical research, through comparing the affordable housing price policy of domestic and international and placing the economic affordable house price theory under the analytical framework of welfare economics. The price of economic affordable house in Taiyuan have been analyzed systematically by using the method of combining pairs of empirical analysis and normative analysis , which points out that the high price of economic affordable house in Taiyuan beyond the affordability level of low-income families. Simultaneously, the price control method of economic affordable house in Taiyuan has been built by comparative analysis approach, drawing the price control models of public housing in other countries or regions. Finally, the price control methods of economic affordable house in Taiyuan were evaluated and put forward corresponding measures.Through research shows that: it is feasible that economic affordable house in Taiyuan adopt a "comprehensive control model" price control approach, which both has the advantage of ROI Control Mode and Price-cap regulatory models on controlling the price of economic affordable house effectively. This is not only that the Government has a certain reference value to strengthen the management of economic affordable house, but also has a certain practical significance to further improve and perfect the management and control system of economic affordable house price.
