Design And Realization Of Urban Land Grading And Appraisal Information System Under GIS Environment

When Land participated in economic activities as one of basic elements of production, Land price is a concrete manifestation of land value and land rights, it is also the core of land market. Along with China's rapid economic development and the quickened urbanization, the traditional means of land resource management of land resources can not adapt to the requirements of the quick change of information. Urban Land Grading and price determination and updating have become an urgent task. Therefore it is imperative to use existing GIS technology to improve efficiency of land grading and land appraisal.This paper analyzes the characteristics of the data for urban land grading and appraisal, using Geodatabase spatial data model and ArcSDE technology to build the system database and using ArcEngine components and VB.NET integrated technology to design and develop the urban land grading and appraisal information system. In this paper, the main work and research content is divided into the following aspects.1 This paper analyzed the use of the status quo, the meaning of research and development trend of urban land grading and appraisal information systems. The program for urban land grading and appraisal under GIS environment was adopted for the inadequacy of the traditional land grading and land appraisal means, and at the same time its feasibility was discussed.2 Based on the analysis of some key technologies of land grading valuation and GIS, a detailed statement of the application for GIS technology in land grading evaluation was given.3 Researches were done in system development process. Including:①the main functions and realization way of the Spatial Database Engine.②the characteristics of land grading and appraisal data and the establishment of database based on Object-Oriented Geodatabase data model and SDE technology.③the key technology and method of application of buffer and overlay analysis in land grading and appraisal are studied.4 System design and database design are done according its goal. The urban land grading and appraisal system is realized with the ComGIS technology. The functions of this system includes management of the user jurisdiction, urban land grading and Benchmark Land-price appraisal, the production of land value thematic maps and Graphics attributes mutual query .
