Land as the most basic elements of urban development, it is not only the carrier of social activities, but also a huge wealth. With the speeding up of urbanization construction in our country and guaranteeing the red line of 1.8 billion mu of arable land policy, urban land as a non-renewable resources are turning into the scarce resources in the construction of the urban construction, land prices are still rising. Benchmark land price as a measure of the urban land basic economic data, not only promote the rational allocation of land resources and play out the land of the biggest social and economic benefits, but also provide the basis for land taxes and fees. The establishment of benchmark land price is also constantly improving the land price system in our country, promoting our country’s accounting statistics system for the development of national economy.This study integrated using of principles and methods of geographic information technology land economics, statistics and so on, according to the technical route of land grading and land valuation procedures, studied the land price system of Baiyin in detail, and achieved the following details.(1)This study determined land grading factors of Baiyin district, established the index system of grading factors, combined with the actual local expertise and silver area, determined the commercial, residential, industrial three types of land grading factors weight indicators.(2) On the basis of a large number of social investigation and data collection, this paper established database of land grading; Multi-factor comprehensive evaluation method and overall unit points were used to divide land levels, finally got the Baiyin commercial, residential and industrial land type level range.(3)Under the guidance of theory and principle of land evaluation, on the basis of Baiyin land market transaction datas, this paper calculated and revised sample land price, established database of sample land price, set up mathematical model of sample land price and unit integrated points, and used Variance analysis to verify the model. Finally get Baiyin’s land standard price of industry, residential, industrial three different land types at different levels. The study of Bainyin land grading and standard land price could not dynamically display the change of land market. but urban land market is dynamic, so it need to set up dynamic land price system to adapt to the demand of market and accurately reflect the real potential of land price, it’s also the future research direction of author..
