Housing is a necessity of human life, the development of housing industry is the need of social development. Commodity housing market doesn't only matters the healthy development and financial security of a country's economy, but also matters the smooth level of establishing a harmonious society. In the growing commercialization of residence today, an important message reflecting the state of residential development is housing prices.Whether the Shanghai commodity housing market's scale or its development process are a great representative and its degree of concern is also in the forefront of our country. Since the start of the Shanghai commodity housing market, it has been developed rapidly, and its selling area fluctuates violently but rise step by step, also the selling price rose steadily. The development of Shanghai residential market is being in a new era, since the abolition of welfare housing sharing in 1998. After 2002, not only residential selling area grew quickly but also selling prices rose rapidly at a rate of 20 percent every year. It triggered a drastic debate in academia. But the prices of commercial housing become increasingly a hot spot that people widely concern.It is just in this context that the thesis analyses the factors of the Shanghai housing market prices. The aim is to solve three problems: First, which are the main factors that affect the prices of housing in Shanghai; Second, how these different factors can influence the prices of housing; Third, analyse the present potential risks of Shanghai commercial housing, how to carry out targeted control. Firstly this thesis reviewed the change of Shanghai housing market; then use the theory of supply and demand to analyse the changes of Shanghai commercial house and its influencing factors, at the same time, we also use the empirical analysis method to support the process of verification; utimatly, use the methods of dynamic analyses to analyze the factors that affect the balance of supply and demand changes of Shanghai housing prices; find out the potential risks, and also propose policy advices.
