To begin with, this paper introduces and analyses the factors which can influence residence FAR. According to that, the paper tries to make a summary of relationships between each other by their characters and properties.Secondly, we make an analysis and summary by combining actuality of Changsha inner urban area: a)Forecasting the trend in progress of new-build residence's FAR in city zone according to the Changsha inner urban area's main city plan; b)From the point of view on the ring road areas and the districts, we make the statistic of average FAR and average soil acreage of new-build residences. C)Analyzing the characters of residence FAR in some characteristic areas: CBD, Central downtown, Coast of Xiangjiang River and Circumjacent area of educational establishment. d) Discuss the relationship between FAR and the city spaces in practicality by making some examples.Thirdly, this paper introduces some regulations on FAR and flexible ways of modulation in other cities, such as Beijing, Shanghai, Shenzhen, Hong Kong and so on, hoping which can offer the reference for us.Finally, this paper tries to estimate the index of limitation to residential FAR in inner urban area of Changsha with the framework which was established by a calculation model. In order to obtaining the rational value range of FAR in Changsha, with the consideration of the relationship among FAR, green space ratio and profit of developers, we calculate the FAR's benchmark of new residence. Eventually, the result representing the values of spatial distribution of residential FAR would be combined with social, economic and environmental impact factors as well as correlative regulations of FAR in domestic and overseas cities.
