In recently years, real estate industry of our country impetus city's house construction development very quick And compared to before construction scale also is great. , now the construction scale already was situated the world leader, the constructing housing total quantity occupies first in the world. The fast development real estate industry bring the good incomes to the investor , Because the investor insufficiently takes seriously to high risk of the real, to each kind of risk factor understanding insufficiency which exists in the property development process. Once these risk factors occurred, these risk is extremely easy to causes the investment defeat , caused the enterprise even entire real estate profession be faced with the huge risk .Those Slightly causes the corporate finance to present the crisis, then causes the Development company to go bankrupt greatly. Both brings a series of negative influences. Therefore the property development's risk investigation became a topic to suspend at our country Land development company. This article firstly introduce our country real estate's development and the present situation, then show the real estate risk assessment is necessary. This paper introduces real estate risk assessment of present domestic and foreign researching present situation, then from property developer angle embarking, according to property development reality; First, has analyzed each factor in real estate risk to investment in real estates influence, and using the fuzzy syntheticlly evaluation model appraises; Second, this paper emphasize the land cost in the property development importance, and use the principle of value engineering establish the land value model. Through this paper research, Showed using the risk assessment model which the qualitative analysis and the quantitative analysis unify have the feasibility, it provide certainly help for the real estate project investment.
