The full process of investment for assets are probed and analyzed in which the question on cost control,functional evaluation,comprehensive assessment are studied systematically and deeply,and as well as the calculation model of real estate project investment decision scheme optimum seeking is set up in theory principle of using Fuzzy mathematics,Value Engineering and so on.Firstly,the comprehensive review of investment decision making on assets is given in paper,the state of development of domestic and international real estate trade at present are analyzed,preliminary judgment and analysis on the influence factors of real estate investment decision.It is pointed out that cost economy and function evaluation are the main of the investment decision of the real estate,preparing for late decision analysis.Secondly,the limitation of the traditional appraisal method is researched and analyzed in the thesis.According to the feature of the investment project of the real estate,fuzzy mathematics,analytic hierarchy process and fuzzy relative sorting method are used to analysis the comprehensive evaluation assessment,setting up the new fuzzy multi-objective decision model in real estate.In the optimization of the model,it is necessary to divide the selection of influence factors to ensure that the results can reflect the actual situation.The appraisal result of the model is more scientific,more reliable.the new fuzzy multi-objective decision model compares with the comprehensive appraisal method of fuzzy model which is currently widely used,from the perspective of optimization and comprehensive evaluation,not only easy to calculate,but also to overcome the current widely used single-layer and multi-layer fuzzy comprehensive evaluation model tends to average,it is no difficult to produce a reasonable evaluation of the results.Form the perspective of value engineering to analyze the functional evaluation system and cost evaluation system to achieve the optimal ratio,to achieve the best economic and social benefits of the project.At the same time,explaining the correctness of the new model decision,and the preferred scheme is limit cost optimized.Finally,the reliability and applicability of the model is illustrated through the example of a large real estate project.At the same time,based on fuzzy multi-objective decision model of scheme optimum seeking,setting up the calculation software of real estate project investment decision and drawing the corresponding system flow chart.Making real estate project investment decision scheme optimum seeking more scientific and intelligent,playing an active role in promoting.Fuzzy multi-objective comprehensive evaluation assessment is founded in the nature with fuzzy experience,view index,taking with ration to analyze,thus it can be guaranteed the science of the conclusion.this method can make a scientific analysis of a variety of factors to determine the uncertainty and ambiguity.The model is good at solving the decision-making analysis of large real estate projects,which can be used as the basis for the investment decision of real estate projects in the future.
