Real estate is a Projected-oriented industry .Its main feature is high risk and high profit. As the high value-added comprehensive industry, it's sensitive to the economic development. For the complicated international economical situation and issuing new policies of our real estate, domestic real estate company will have to face more large challenge. Risk of real estate project may be more serious .All of this bring about the rising investment and prolongation of real estate project. And gradually are more potential possibilities for a project to be out of control. Now being in the initial stage of the implementing of risk management in real estate project in China with poor risk management, not so much attention is paid to risks of a real estate project. So it seems more and more significant to take total risk management in real estate project. It is necessary to carry out a study on risk management in real estate project at present.The paper first analyzes the present situation of real estate and introduces the elementary concepts of risk and real estate project risk. Then, according to the character of real estate project in Total Process and the core idea of Total Risk Management, the paper makes a structure based on projective, organization, process and methods. In this structure, the process and methods are the main contents. So the paper makes a deep research in the total risk management methods based on process: risk identification, risk evaluation, risk response and risk monitor. It summarizes all kinds of risks at four stages and the ways of risk identification, risk estimate, evaluation risk response and risk supervision and control of real estate project. Basing on above theory , it choose the A real estate project in Wei Fang and use the theories and ways of Total Risk Management to identify and analyze the risks of A project. It gives some advices to the project at last. The article attempts to support the methods and thoughts of risk management for the real estate project manages in theories and methods.This paper has used the research technique which the standard research and the case study unify, through to the real estate project risk management's research, obtained below the important research conclusion: Must first take the real estate project the risk management, next analyzes using system's viewpoint solves the problem, seeps the total risk management theory to the real estate project entire process, finally according to the real estate project's characteristic the risk management and the income goal, the quality objectives, the time goal, the cost goal aspect unifies the achieve object to anticipate.
