As the carrier of human life,land is inseparable from our life and the economy of our country,and the land has economic attribute and property.To make land resources become more and more important,although the land ownership in China is owned by the state,but the value of its right to use in the current social circulation is very common,its related to the value of land use rights assessment of the rapid development of the business,because China's value evaluation is relatively late,so there are still taking the example of land assessment as the starting point.Based on the example of land assessment,this paper improves the research on the problems in the selected evaluation method,perfects the calculation process of the market comparison method,and makes the land appraisal result more convincing by using the market comparison method,and provides the basis for the rational use of land.In this paper,commercial-residential mixed land is used as the research object,and the market comparison method suitable for commercial and residential mixed land the basic principle of the standard land price coefficient correction method and the residual method are expounded,and the three problems existing in the evaluation of market comparison method are put forward,such as:the correction of volume rate is different and the correction is not reasonable,the choice of the commercial-residence ratio is more random,the correction of the land area is In-depth analysis of the existing problems,to seek improvement programs:to revise the volumetric rate,the volumetric rate correction system which has not been modified by the volume rate and the standard land price document is used to make it more objective;the commercial-residence ratio correction,the use of the commercial-residential ratio to carry out a unified benchmark comparison.The improved market comparison method is verified and compared with the following conclusions:(1)modifying the volume rate in the market comparison method,the parcel area correction,the commercial-residence ratio correction of three factors,when the volume rate is corrected,the volumetric rate correction coefficient table published by the document "Shen S.2016" is used as the basis,the commercial-residence ratio is revised,the commercial-residential ratio is compared,and the land area is corrected.and the premium rate is used as the criterion.Applying the scheme to the calculation of market comparison method,the process of the improved market comparison method is more objective and accurate,and the result is closer to the market value.(2)Through the example calculation and verification,the improved market comparison method and the benchmark land price coefficient correction Method Final result difference about 16%,the result of the improvement is about 39%,and the comparison shows that the improved market comparison method is more accurate and meets the valuation requirement,and the two methods can be chosen as the final value of the land valuation.(3)by using the market comparison method and the benchmark land price coefficient correction method,it is found that the market comparison method data originates from the market database of the sold plots,is easy to be understood and accepted,and the operation is simple,which can make up for the shortcoming of updating lag of the benchmark land price coefficient.
