Study On The Evaluation Of The Land Intensive Utilization Of The Xuchang Economic Development Zone

With urbanization,industrialization and population growth reaching their peaks,our country is in the important strategic period of the economic and social development. Land utilization and balance of supply and demand for land are facing the growing pressure of use scale,space and environmental for the rising resources and environmental constraints , development zone , as an important area for urbanization and industrialization development , promotes not only the rapid development of economy and society but also industry up grading,Regional Development and technical Innovation. There are some problems , such as uncontrolled land use total,irrational and use structure,and inefficient land use,during the land use of land use of development zone. Thus, the contradiction between land supply and demand has become increasing prominent, and the use of land resources are under increasing pressure. Therefore, the research of land intensive use and the potential estimate of development zone is not only benefit for the development of land utilization theory , but also provides helpful reference for the practice of making use of land rationally to stick to sustainable development road in our country .Xuchang Economic Development Zone(XEDZ) is a provincial level development area approved by the People's Government of Henan province. XEDZ embraces a large scale and advanced geographical position. The topic of this paper roots in land intensive utilization of XEDZ which is studied by the application of sustainable development theory and land use economics theory, This research chose the land utilization, land use benefit, management benefit as 3 evaluations factor. It adds up to 14 evaluations factor. Adopting synthetical index evaluation method, this paper tries to assessment the potential of XEDZ, and gets the assessment result. How to set up ideal value of evaluation is the focus of this paper which standard set by the "target + area correction factor" method. At last, XEDZ calculated intensity of land use elements value 94.71 points, expand the potential for the 55.27 hectares, the potential structure of 2.68 hectares and 38.02 hectares for the strength of the potential, management potential is 0. XEDZ industrial land have high level of input-output and reached the nationally zone standard. In order to know the real situation of the XEDZ, we can do the intensive use evaluation of Industrial land, so that it can guide land use and XEDZ upgrades.According to the index of land intensive use of development area, the land intensive use belongs to senior level in XEDZ, the level of land investment and output is super. The evaluation result provided the operated policy standard on verifying the amount and the scale of the development area. After evaluating on the intensive land ruse, the research also put forward the measure to exaltation the level of the intensive land.
