The government strictly imposed LVT in 2007, which is another macro-control policy for the real estate market. Whether it can play the desired effect is both the government and the public issues of common concern. This reserch has a reference to the future introduction of Chinese macro-control.Based on Chinese economic efficiency of the LVT system theory and analysis of data for the real estate market survey evidence, to explore the efficiency of land from the Perspective of the VAT advantages and shortcomings, quantitative analysis of the liquidation of LVT on the property market.This paper is divided into two parts.The first part analysis the significance of the collection and liquidation of LVT from the tax burden of the real estate business and the need for liquidation. The second part analysis the economic efficiency of LVT, from government revenue, raw material supply industry and the real estate market which is divided into market structure, business behavior and market performance.Study shows:Land liquidation value-added tax policies against real estate speculation and stimulate the real estate investment in health, but can not curb rising house prices long-term trend, do not contribute to government revenue. The real estate development enterprises empirical findings show that:Although the land value-added tax revenue has to repeat the characteristics, but the abnormal high-profit real estate industry, LVT burden is not high, little impact on corporate profits. This is proposed in this paper due consideration to fairness and efficiency of the LVT to improve vision.
