Nowadays, with the rapidly growing of high-speed railway and the opening of EMU in China, passengers in access to well-off society have also more demand and service in higher level, when the railway modernization level rapidly increases. Meanwhile commercial service facilities and service standards must correspondingly increase in railway station. To improve the station services, is to meet objective needs of the station function, is an important way to meet the passenger demand, and an important measure to enhance the image of the railway. Under such a big environment, we have to plan and design the commercial service area in railway station. Although many scholars discussed and analyzed commercial services facilities with net profit nature from all levels and dimensions, and also obtained a lot of valuable conclusions, these studies and development plans have never been involved in the commercial service field with public social nature.The paper mainly discuss commercial services retail format selection and its influencing factors, and try to explore retail format optimized transformation ways which are suitable for our country, and for applying to the railway system with such a unique background of business services area. The paper includes the following four aspects.First, the paper discussed retail format concept and types and their related fields literature studies, and summarized existing research and found some deficiencies and gaps in research, in which propose on retail format adaptability of the impact factor model considering the internal factors of enterprises.Second, the paper described several typical retail formats, such as department stores, supermarkets, convenience stores, specialty store, franchised store, shopping mall including their development in China, as well as the economic characteristics and distinguish competitive advantage et al.Third, through the analysis and summary of domestic and foreign literature, the paper analyzed factors affecting the retail formats, mainly from the four aspects, regional economic environment, consumer status, traffic, and the enterprise's internal resources.Fourth, in order to test study hypothesis in theoretical models, the paper built structural equation model for theoretical model, and use the Statistical Yearbook and commercial operated service data of the railway station, to estimate the model parameters, the theoretical framework of the hypotheses test through data analysis.Fifth, applying the above model and cluster analysis methods, the paper classified China's railway passenger station, and introduce retail format portfolio for different categories of options and. At the same time, the paper carried on empirical research for important railway station on optimal retail format size using retail format size appraisal methods in order to the balance development of retail resources.
