Driving with information technology and the agency organization' reform in China, real estate appraisal work has been entered into a new market and numeral appraisal ages. The real estate appraisal work must encounter with the challenge of market competition with a new system positions and technique positions, establish the real estate appraisal system based on market-direct and systematic view, the aggressive quest is now to research quantitative appraisal technique to realize it.The real estate appraisal systematic theory is a new thinking view and methodology in this realm, what it study is how to systematize the objective effect of real estate valuation, the subjective effect of the human-ware and environment effect, and then carry on a quantitative research .With the three-dimensions sanction of the real estate appraisal system,this thesis build up the concept model of the system, putting forward a important view that real estate appraisal simulation theory.This thesis at first studies real estate' evaluate composing and the structures of appraisal system, putting forward "the dynamic vector model" and the real estate appraisal object system, building up the logic structure of the appraisal system, argument its fuzzy characteristic. With Fuzzy mathematics to draw into real estate system, it come into a "Simulation system" and its fuzzy planning projects.Use the System Engineering method to carry on the programming, setting up, substantial evidence, error controlling, realizations and expanding studies to "simulation system" compose the main structure line of the research . On the foundation of related research, the thesis attempt to set up appraisal mold, carry on the model modification and simulation analysis, it resolves the effect problem of real estate appraisal. Applying fuzzy error theories, the thesis gets the err function and educate many control method to appraisal error, put forward the data fusion method according to "expert's power". Writers think the problem of realization a new definition towards to simulation system according to narrow sense and broad sense dimensions, and then put the simulation system to the information-based process, in which structure analysis has been completed.Through the simulation and construction prosecution to real estate appraisal system, this thesis argument the possibility and sciences that fuzzy mathematics method applies in real estate realm. Which display the fuzzy characteristic belonged to real estate appraisal systems; come into a fuzzy view for real estate appraisal according to the mathematics and a systems engineering methodologies.
