With the perfecting of our country's reform of the economic structure and the promoting of the position of realty industry in the national economy. Real estate estimates grows from scratch, and has got gigantic development. The technique and method of evaluation gradually matured, the market has continuously expanded. Real estate evaluation, though starting quite recently, develops rapidly, is a mushrooming industry in our country, which decides the real estate value. At present, the society intermediary service organization has already initially established, the theory method and technical stand of real estate evaluation have basically formed which suit china's specific conditions, and corresponding management system has elementarily founded too. As an important part of Chinese market system, to a great extent the development of Chinese property market, capital market, property transfer market profit from the development of the real estate evaluation in the society intermediary service market. It plays an important part in the real estate trading, the strategic restructuring of state owned units, reshuffle of the enterprises listing of a company, and in the scheme of capital market.At present, according to the difference of rationale, there are four classes in our country's real estate evaluation method system: the first is market comparative method which is founded on substitution theorem in the real estate trading; the second is income capitalization which is founded on the time value of money of investment in real estates; the third is cost valuation which is founded on cost of production theory of value of real estate; and the last one is long term trends method which is founded on forecast science fundamental theory.This article on the basis of real estate evaluation practice makes a analysis of problems in practice to our country's existing valuation method—market comparative method, sticks to these points, offers a few ideas to improve the method, uses gray correlation degree to make quantity objective analysis to the influence weighing of price by the price impact factor in the practical cases, selects the closest result to valuation object by genetic algorithm, upon which real estate bargain from market research is made a demonstration analysis, and obtain a satisfied result.
