With the rapid of economic growth, and the improvement of the people's living standards,the housing is increasingly becoming indispensable in the people's lives.Because the xi'an is in a period of the rapid development of economic construction,a large number of people come into the cities,and the population around the city is growed as the same as the original population of the city, On the one hand accelerated urbanization is to promote the stable development of the housing market in xi'an in order to contrubute to the residential demand.On the other hand,it is improved the living standards of urban residents and the city's basic appearance.The urbanization is an irreversible trend about the economic and the social development of china, it would give housing industry have a profound influence, especially it is raised to new challenges by the residential demand.The paper focuses on the studying effects between the urbanization and housing demand, analyzing the growing space of residential development generates from the urbanization. Take Xi'an city as an research object, selecting the urbanization as an entry point, using the method of analyzing combining with the method of quantitative analyzing and the econometric linear regression, correlation analysis, cointegration test, error correction model and Granger causality test and other methods to research the influence of the Urbanization and housing demand from the growth of population, the growth of economic and the growth of housing construction, and also making use of Eviews and SPSS software for basic data processing and analyzing.Firstly, this article analyzes the relationship between the urbanization of population and housing demand in Xi'an city, predicting the total domestic demand from 2010 to 2015 years. Secondly, this article analyzes the impact of Urban economic growth on domestic demand through some economic indicators, such as GDP, house prices, household consumption, disposable income and others and finds that they are merely realted. Finally, through predicting the new construction of residential area from 2010 to 2015 years in Xi'an city, and at last,we find that new space is much greater than the housing increase in demand volume generating from the growing of the population, the reasons are:on the one hand, because this study selected the growing of population and housing demand as two restrictions, regardless the impact of the reconstruction of village on residential area of Xi'an city, on the other hand, these also show that the possible situation of the supply exceeding the housing demand will be formed. Therefore, the acceleration of urbanization, getting a great development space to the market development of urban houses,and it is also a better solution to urban problems, increasing household income levels, improving the living conditions and living standards, so that more people can afford a house.
