China’s urbanization, with high speed, has already become one of the most significant themes in China nowadays. Population urbanization is the core of the urbanization, and the powerful engine of China’s short-term economic growth. With the advance of new urbanization, the process of a number of rural emigrants cluster enjoys high speed, so that housing issues linked to people’s livelihood once again become the focus of attention.Throughout the real estate housing market nowadays, apartment sales in first and second-tier city and the proportion of their sales has been rising since2011, while third-tier cities suffer the shrinking demand. A few years ago, the third-tier cities’real estate market and rapid development, the supplies of housing grow over time. Due to the lower population and insufficient economic growth, the demand in the third-tier cities stumbles, leading to serious situations of the overbuilding housing industry. It is believed that China’s urbanization will remain a rapid upgrade phase from50%to70%over the next decade. Urbanization will enhance demand for real estate housing market, forming long-term support. Once on the advanced stages of development of urbanization, population and industry will get together in the urban of the middle levels, thus promoting the formation of regional central cities and towns, the housing market of second or third-tier cities will become new growth, in the aspect of economics.The analysis based on the impact of urbanization on the housing market of third-tier city’s residential demand, which adopts the path dated back the cities themselves, benefit real estate housing market third-tier city, but also become important perspectives promoting the development of the regional economy. In response to the opportunity, China’s real estate industry should grasp the trend with the growth of urban housing construction and housing demand, realize the coordinated development of national economies, and the urbanization, with the benign interaction of industrial transformation and upgrading process. China’s real estate industry should play the role of services supporter, not just as an active participant,This article is based on the new Government’s first Government work report, which stressed that promoting urbanization is central to addressing the "three100million people". According to the historical background, research on the influence of population urbanization development on the demand real estate market of third-tier cities play an significant part in our society. Based on the literature, theories of population urbanization and housing demand, articles related to population urbanization on first-tier residential demand mechanisms with qualitative analysis, the paper has discovered the impact of urban agglomeration concentration is not only on the third-tier cities with the economic aspect, and also their domestic demand is also playing a positive role. Then the analysis from two aspects of horizontal and longitudinal, on both associated degrees for research, with horizontal aspects, the analysis used Deap software, and selected more items indicators of2003-2012urbanization and residential needs of as research object, used DEA method in scale efficiency angle analysis the impact urbanization on residential needs of housing market yearly; during longitudinal aspects, the analysis used E-views software, based on time sequence data samples, adopting Association whole test and Granger causal test validation the development of urbanization and residential needs of causal associated. Thereafter, article build model of grey system models and regression analysis, quantitative projections of future housing demand in the context of urbanization. Finally, based on this analysis, we can draw the conclusion and give advice to the coordinate development of urbanization and third-tier cities housing industry.
