Project quality and price are key points to the success of real estate development project. The pursuit of profit maximization is the ultimate goal of every developer. And cost control is a very important work running through the whole process of real estate developing project implementation. To ensure the development projects make good economic returns, it is necessary to attach great importance to control cost, and improve cost-effective management.Real estate development project process flow can be divided into investment and decision-making stage, planning and designing stage, constructing stage and selling stage. And from the statistics of the date,we can know that the cost control of real estate developing project in the earlier stage (including investment and decision-making stage and planning and designing stage) determines the total investment even the success of the project, so realty enterprises should pay more attention to cost control of real estate developing project in the earlier stage.According to the statistics of questionnaire data, the author collects a large number of information about cost control, puts forward the present condition of cost control in the earlier stage and its cause.The purpose of this thesis is to provide theory guides for real estate development project, and reduce the cost of real estate company to increase its competitiveness.The paper analyzes the present research in project's cost control in real estate industry, and discusses its definition, contents, principles, and general process. Based on the questionnaire survey, the author analyzes the cost control situation of real estate developing project in the earlier stage, and then points out such problems as lack of scientific decision, lower-quality investment estimation, objective design,and lack of design optimization etc.Finally,the paper proposes a series of effective solutions to the above-described problems, including doing extensive market research, reasonable and accurate positioning,and setting up suitable cost accounting mechanisms, etc.
