Urban mass transit projects turn to value capture measures to internalize external benefits in order to lighten the burden of financing in some developed regions. Remarkable investment return hase been achieved through the program based on integrated development of mass transit station and neighbored area, which is regarded as an important value capture tool and worth to learn.From various perspectives, including enterprise, legal and land using management systems, this thesis analyzes successful experiences in Hong Kong and Taiwan which based on integrated development and the U.S. which based on land value tax. After a comparison of business background and financial indices, the author points out that value capture mode based on integrated development has pactical application. Two most crucial factors are put forward: first the controlling of land development right, and second the management of passengers. In respect of exploring the latter, individuals are considered to be analysis units and the logit model is employed to investigate determinants of passengers'choices on two types of entrance(connected to the shopping mall or not).The empirical results show that passengers'trip chain and relative position of the entrances can bring about significant impact.Finally, the author considers some integrated development cases appeared in Shanghai recently, whose characteristics and implement strategies are worth learning.This thesis has important implication for mass transit planners to optimize entrance planning under th'eman-oriented'concept. Suggestions from this thesis provide support to decision makers of urban mass transit agency.
