Reviewing the past three decades of reform and opening up, the leaping development of China's real estate makes its importance to the national economy manifest unprecedently, and the tremendous development of real estate makes the domestic house leasing industry liberate unprecedently, and spontaneously, house leasing has become not only an integral part of our daily lives, but also an effective way to solve the housing problem of urban residents. In a word house leasing and real estate is a complemented and interrelated combo; Aiming at the House Leasing market situation of Tianhe District, Guangzhou, the current existing problems are analyzed in this thesis. After the research on the House leasing market of the Tianhe District, Guangzhou, a system that can reflects the overall development situation and rough regulation of the House leasing of Tianhe District, Guangzhou are expected to established, which can provide reliable and reasonable proposals to the policy makers of real estate and House leasing, and also can ensure a steady and healthy development of House leasing.Firstly, the current situation of House leasing of Guangzhou and Tianhe District is described in this thesis. the overall level of House Leasing market and the contribution rate for house leasing prices of the structural composition of House Leasing market and of the house characteristics are analyzed by theoretical and empirical methods. It is Pointed out that the problems of the house leasing market in Tianhe District are as follows: the overall development imbalances of house leasing market of Tianhe District are mainly in the regional development and the level of rent, in other words, house lease transactions mainly concentrated in the central region and urban-rural fringe areas of the city, and the regions with high level of house leasing prices are mainly concerntrated in Linhe district, Liede district and South Tianhe district etc; the supply and demand imbalance. In addition, base on the hedonic modal.the datas provided by leasing company are analyzed. Both the contribution rate for house leasing price of House characteristics, neighborhood characteristics and regional characteristics, and the impact extent for the house leasing price of various factors are obtained.Thus I propose: Increase in transport investment, particularly the invertment of the traffic in outside of the urban fringe the edge should be increased, and improve the infrastructure in this region; Increasing in Security and Management investment, to divert more of the lessee to rent; promote the adjustment of industrial structure Actively and maintain stable economic growth, to keep stable development of relations between supply and demand to house leasing; speeding up the pace of reconstruction of the Villages in city, and, meanwhile, Strengthening the security management...
