With the expansion of the scale and the enhancement of the influence of the activities of the land transaction, it has brought a very significant results in the industrial structure optimization, rational allocation of resources, farmers income and livelihood improvements from 1970s and 1980s. However, with its deepening, related social problems emerged gradually and some of them, such as unequal distribution of resources, lack of policies and regulations, maladjustment of class structure and increasing of class conflicts, has become an unavoidable issue. Existing Study on the land transfer activities are mostly researched from the point of agriculture, economics and law, and there is almost no research neither from the point of sociology, nor the research associate the activities of land transaction with the status of peasant class. In this regard, this paper will make a comprehensive comparison in the theories of dividing, conflict and integration, which based on the existing policies and regulations and research results. Through the academic assumptions, some rationalization proposals will be provided on a comprehensive analysis of the activities of the land transfer process, the performance and the reasons of class differentiation and confliction. It not only tries to provide data support for the formulation and adjustment of policies and regulations ,but also for the regulation of land transfer activities to protect the rights and livelihood of the farmers level in this paper.Based on the existing studying, it use the theory and methods of sociology and culture anthropology, the form of record, questionnaire and case visiting, the collection of the paper investigated the effect of Yaodu district of Linfen which carried out the basic demographic and variable data and through the analysis of variable assumptions, in order to look for the limitation of the rural land transaction in the country of Yaodu district of Linfen, analysis its reasons and explore the experiences and lessons learned.This whole paper is divided into six:Part One, Introduction. This section focuses on land transaction activities which have developed in recent years and the opportunities and challenges it faces, the background and significant of this study and related concepts in this paper.Part Two, review on existing study at home and abroad. This section brought a brief review about the history of land transferring in our country, and gives a brief introduction and analysis about the theory of the class research results at home and abroad.Part Three is the reviews of theories. In the view of the theory of the domestic systems of the class, no scholars have generally accepted a theory. This paper introduces the relevant theory of Western sociology and assumptions used to demonstrate the paper to guide analysis.Part Four, Study design and hypothesized. This section includes detailed descriptions of the research ideas and papers to build a framework for thesis research methods, sampling and sample the basic situation, and for the instructions carefully and to study the necessary variables from the classification of variables and the dependent variable. According to the theories and experiences, the author makes a total of five assumptions in order to reveal the process of land transaction variable relationship between classes.Part Five, analysis. This section make a conclusion through the questionnaire and interviews by a quantitative analysis of the data obtained, then making a evaluation and an amendment to the study hypothesis.Part Six is reflections and suggestions. This section fetches the review and evaluation of our policies and regulations and operating mechanism, and provides related feasible proposals through the analysis of the social problems reflected in the conclusion.
