Urban Housing compensation for expropriation is an important urban development and construction work,and reasonable compensation for expropriation of urban houses improves use efficiency,improves the living conditions of urban residents expands housing demand and stimulates local economic development significance.How to scientifically and reasonably determine compensation for expropriated housing assessment is to ensure that the key to the smooth conduction of compensation for expropriation.This paper introduces the background and significance of compensation for expropriation of urban houses,systematicly analysis situation of domestic and international compensation for expropriation of urban housing and puts forward the idea of study,methods and innovative ideas.By analyzing the collected parts of the country urban house compensation standards, we can summer up the characteristics and the lack of compensation for expropriation of China Urban Housing,and put forward the significance of studying urban housing compensation for expropriation.From the characteristics of compensation for expropriation of the city housing factors of compensation for expropriation of urban housing are analyzed,drawing on the research results at home and abroad,evaluation system of compensation for expropriation of urban housing is established.Through the introduction of the gray system theory,we can construct the evaluation model of housing compensation for expropriation the city based on gray relational analysis.Evaluation process use EAHP method to determine the index weight,according to the size of the gray associated value,we can determine the merits order of housing compensation for expropriation.And this model is applied to researching 216 compensated and expropriated houses of the old city of Ganzhou,Analyzing the close degree of the actual value and the optimal value of compensation for expropriation.The results show that the top five of compensated and expropriated residential houses in the old city of Ganzhou City is:Zhang Gong Road 82,Little Huaxing Street 2,Little Huaxing Street 3,Zhang Gong Road 9,Zhang Gong Road 20.Illustrating the compensation of the five houses is close to the local most ideal compensation.This result is consistent with the actual situation,validating the scientific of the evaluation model.In the reference to the results of gray cluster analysis,we can analysis the sample data of the study area with gray cluster analysis,externally discussing its spatial difference to determine the relative level of evaluation object.The results show that 216 evaluated houses of study area are divided into four levels,the level of the housing compensation for expropriation and the quality degrees of the housing compensation are consistent,the top houses of the gray relational grade are in the relatively high level in the rating,it can illustrate the research method.This paper establishes a comprehensive system that can comprehensively reflects the compensation sample.To make up for lack of AHP,I use EAHP method to determine the index weight,gray cluster analysis the results.Evaluation methods used in the study can not only reflect the bad or good degree of urban collection of compensation,but also reveal the variation of the spatial differences,the method is practicable and maneuverable in the compensation for evaluation of city and guiding the development of housing compensation for expropriation.
