Optimization Strategy Of Urban Housing Expropriation Compensation In NB Based On Demand Perspective

Under the background of Chinese rapid economic development,urban construction in various parts of the country is speeding up,which is the inevitable process of urban redevelopment for the purpose of reconstruction,renovation and functional change.NB city is a modern open port city.The urban space of the central city is mainly composed of the expansion of the park and the construction of the new city.The transformation of the old city is lagging behind,the functions of the city are scattered,and the overall quality of the spatial development is not high.Therefore,the re-layout of the old urban areas has also been put on the agenda.However,there are many problems in the process of ho using expropriation compensation in the early stage of construction,which makes it difficult to effectively unify individual rights and interests with social benefits and makes the expropriation behavior suffer considerable resistance.This has not only the general commonness of urban housing expropriation compensation in China,but also the characteristics formed by local historical reasons.Therefore,in-depth study of the intrinsic causes of housing expropriation compensation in NB city will help to find the crux of the problem,and then summarize the scientific expropriation compensation countermeasures,which is of great practical significance.This paper through the understanding of the domestic and foreign on the urban housing expropriation a large number of systems,theories and other aspects of exploration and research literature,combined with the basic characteristics of NB housing expropriation design research program.This paper chooses the representative H-section housing expropriation project of the second phase of Urban Rail Transit Line 2 as the research object,and analyzes the demand of expropriated people from the aspects of expropriation compensation expectation,potential problems and so on by means of questionnaire and interview.Finally,the following conclusions are drawn: firstly,the expropriated have a strong desire to take a variety of compensation methods;secondly,the expropriated in the relocation compensation subjective value positioning is limited.Third,the expropriated people have different emphasis on the fairness of compensation for demolition.In view of this conclusion,this paper proposed targeted measures,this paper advocates that in the collection of compensation involving the need to strengthen diversification,in the fairness of the operation needs to be focused on,in the evaluation of housing demolition compensation needs to strengthen rationality,supplemented by policy publicity,organizational structure and other safeguards.The research results of this paper have a certain reference for the actual promotion of urban housing expropriation and compensation in NB city.
