Because of their high rates of client-residing and increasing rent income, the problem of A-rank top-grade office buildings in Shanghai has been one of hot topics since 1990. In latest two years, macro-regulation and controlling in the industry of real estate is strengthened. Being benefited from the explanation of multinationals of specialty service companies such as insurance and banking, the industries of office buildings in Shanghai buy in A-rank top-grade office buildings, which results in much toughness in the market. Form the year of 2006 on, the market for A-rank top-grade office buildings flourishes, and show a booming face that the rate of being idle is quite low and rent income increase quickly. In some center district, the rate of being idle of A-rank top-grade office buildings reaches its lowest level during latest ten years. The market of office buildings in Shanghai show the trend of strong price and of being increasing while other market declines. Accompanying the rapid growth of China's economy and the enhancement of people's consumption power and concept, this booming advances the flourishing of retails, and also catalyses the development of commercial real estate.Because of the facts that the multi-using office buildings with commercial annex relate two markets (office building and shop) and the facts that development cycles is long, the sum in investment is quite large. Moreover, these items are sensitive to economic development and policies. The ultimate aim of developer is to rent or sell them and thus get their profit back. So these items are of high-risk essence, which make it quite important for us to do the feasibility analysis before the investment of commercial office building. The quality of feasibility study is what the developer depend on in their investment decision, set-up of their items, and bank financing. In a word, it is the sticking point for the success of an item. However, the commercial office building is quite a new thing and there lacks systematic theory as the guidelines. Moreover, the developers have not accumulated much experience yet. So this industry cries for the theoretic guidelines and case references.It is fortunate for me to participate into the first-stage of XX multi-using office building. So with item theory and its analytical tool, this dissertation studies its function according to the basic principles and content requirements. I first do the work of data-collection, spot-investigation and analysis as to the environment of the item. This dissertation then orients the item by SWOT analyzing. After this, this dissertation makes a financing appraisal and uncertainty analysis on the blueprint of item's layout with the real data, and puts forward suggestion for the risk management, which concludes the studies of feasibility.By the process of analytic way, Pass the method and the way of thinking that this kind of way emerged the business real estate item possibility research.
