Feasibility analysis is an important process of commercial real estate development decision-making analysis, it is through many development projects market, economic, financial, technical, risk of comprehensive evaluation and demonstration, can effectively reduce the investment risk, ensure investment benefits.The rapid growth of disposable income in our country, the transformation of social consumption idea and consumption ability enhancement, as well as the increasingly frequent of business activities jointly promote the active and prosperous development of commercial real estate. Its high profitability attracts more and more developers to invest in this field. However, commercial real estate project involves multiple stakeholders and is with long industry chain, meanwhile, its business income mainly comes from the late rental and property appreciation, and these all result in large project risk. It requires to taking scientific, systematic and effective method to carry out feasibility analysis and argument of commercial real estate investment project investment, in order to reduce the commercial real estate project investment risk, and ensure the comprehensive realization of economic, social and environmental benefits of the project.Suining commercial real estate development project is an important construction project in Suining city to promote the development of urbanization, improve the appearance of the city and improve the commercial quality, based on the study and master the basic knowledge of project management system, the project feasibility analysis of carrying out a case study: firstly, a general introduction of the research background, significance and research status, analysis of business real estate project feasibility, function and main content, lay the theoretical foundation for the subsequent research; secondly, in the premise of the general situation of Suining commercial real estate development projects, through to the Suining City real estate market, the commercial market, the main business market environment as well as the project location and other four aspects of the feasibility of the project market is discussed, and by means of SWOT method for project market environment are summarized; thirdly, according to the Suining confidence Ren Lake Garden project involves a hotel, retail and office building project to carry out special investment income analysis, using cost-benefit analysis method to evaluate the overall economic benefit of project and the project economic feasibility conclusion; finally, through the analysis of project development from the project management, financial and market three aspects Facing the risk of the camp, and puts forward the corresponding suggestions for risk prevention.This paper attempts to establish the basic framework of analysis on the feasibility of commercial real estate projects, both provide objective reference for Suining Zhi Xinren Lake Garden Investment and management decisions, and can provide valuable reference for the development of other commercial real estate projects.
