Under the condition of market economy, to make the most of tremendous productivity caused by information technology and improve the abilities of informationization application and management have already been a keystone of promoting competitive competence in the real estate industry. Therefore the study about two key factors of market-products and consumers has become important measure of informationization stratagem.According to the investigation actuality of the real estate market in Kunming, previous researches pay more attention to the supply, that is about item. Recently, however, more and more researches were turned into about the needs, that is the customer's needs. But as a result of inadequate data and simple research methods, there are no satisfied work in this field now. Recent two or three years, there are great changes in the real estate market, but the customer's needs are of relative stability, or of steady trend. Based on the various data, this paper tries to summarize previous researches about customer's needs. Combined with correlative theories by means of attribution research and regress analysis, this paper is aim to reveal the universal law in demand market, and which is expected to be basic and common cognition.Through a systemic research on the real estate production and consumer in Kunming, this paper shows that: (1) The real estate industry in Kunming is still the age of production. Along with the consumer mentality more reasonable and high-quality production become the hot demand, the real estate will march into specialization from appearance. (2) Regional developments have various characteristics, but strengthen the emphases.(3) Owing to the housing constructive using land in the city more and more less, "small and high" buildings become major development orientation. (4) With "small type of flat" houses popular, the needs for "big type of flat" are also unceasingly increasing. (5) Consumers' life-style and preferences determine the consumptive motivation, and young people become the crucial market power. (6) As a whole, house price is steady but a bit increasing, and will continue increasing in the future. (7) About marketing, indoctrinization has been replaced by communication with consumer.And the development of the real estate in the Kunming is affected deeply by the policy and finance. Particularly, traffic strongly restricts its expansion, house price is much higher than people's purchasing power, " Housing Slaves" rapidly increase, financial risk of loan for real estate are increasing. Hence, some countermeasures must be taken. The government should enhance supervision about finance, control financial risk of real estate, adjust supply and demand structure, increase the supply of "medium and low price" house, control land price and lead a reasonable need.In the future, the real estate market in the Kunming will continue developing, structural adjustment and standardization will be mainstream, market system will be improved and real estate industry will maintain increasing. Investment for real estate unceasingly increasing, but the range will fall gradually. And the market shows that the production structural adjustment quicken than ever, individual purchasing become mainstream, house price keep stabilization, brand will turn into a fashion. With the further development of the real estate, improvement of relative systems and production qualities, the real estate industry in the Kunming will step into sustainable development. |
