Property management is an important part of real estate industry chain in Guiyang. It is the prospective industry which has been developing in the last years. Not only the acreage under management but also the number of service added value is more and more. It is the indispensable to city construction. Now, property management industry faces big competitive pressure in Guiyang. Firstly, new comer from the developed city shares the market share. Second, employee quality doesn't make industry's requirement. Last, local industry's management level remains to improve. I think the employee drain is the main cause.I study the employee drain situation, the internal environment and the external environment. I research the causes which result to employee drain by making full use of the theory of human resource development and management. At the end, I conclude a series of method how to avoid the employee drain.
