Real estate development can be divided into four main fields which are residential property development, commercial property development, residential and commercial compositive property development and industry property development. Compare with other forms of property development, industry property development has many different characteristics on developing mode, beneficial mode, operation mode and financing mode etc.Normally, for an industry property development project, the developing mode and beneficial mode are certain. However, the selection of an operation mode is tightly related to the usage of a financing mode. Usually, an enterprise will determine a certain operation mode for a project regarding to its own capital fund and its capability of financing. Now, most property development companies adopt the combination method of sale and lease to operate their industry property development projects. Therefore, the sale and lease ratio will directly affect the possibility of achieving the profit-maximum goal. Unfortunately, there is no scientifically approved way to formula the ratio; it is still a figure based on experience, which brings high risks for companies.This article introduces the background, actuality and operation mode for the industry property development. The author adopts TCL Real Estate Company's Xili project as an instance to analyze and discuss how to operate the industry property development project. Firstly, the author briefly introduces the Xili project and then uses this example to analyze the operation mode and financing mode. Furthermore, the author tried to find out the optimum operation mode for Xili project based on the certain financing mode. In addition, linear programming and quantitative analysis used to solve the problem that is how to make certain the ratio and area of the property sale and lease.
