X company is a project company that develops its own land for scientific research and education.Its business scope is mainly to develop and operate its own GZSWD project.Its main functions are office buildings,biomedical research and development and manufacturing complex projects.When X company started investment promotion work,due to the adjustment of local government policies,the investment promotion work of X company faced stagnation.After the two companies reached an agreement that the GZSWD project would be acquired by A company in the form of equity acquisition.However,when evaluating the value of GZSWD project,the two sides had differences on the details of the evaluation method,third-party institutions and other assets,resulting in the stagnation of project acquisition.This paper discusses the selection of the evaluation unit,the evaluation method,the calculation of the income period and the selection of the discount rate of the GZSWD project from the perspective of a just third party.It focuses on the selection of the evaluation methods in dispute between the two companies,and expounds the reasons for the use of the income method of the GZSWD project.In terms of the choice of discount rate,this paper is different from the single discount rate calculation commonly used in the industry.Two different discount rates are determined by using the risk accumulation method and the lease sale ratio method,respectively,to calculate the net income of GZSWD project in the future income period,and to provide reference for the decision-making in the real evaluation process of the project.In this paper,when choosing the discount rate of real estate projects,it is proposed to use the rent to sell ratio method to calculate the project valuation quickly,which can be used to determine the project valuation more quickly in the mature market of real estate transaction and more transparent market of information acquisition;at the same time,it uses the conventional risk accumulation method for comparative verification,which can provide reference for the real estate project valuation cases.
