Shenzhen Residential Property Management Service Quality Evaluation System And Analysis

The career of the property service trades of Shenzhen City have been 28years. The《Property Law》have been put into effect,which have a great influence upon the service sense,service model,developing direction and competitive pattern of the property services trades.At present,the market has a broad prospccts and great potentialities.The competitive condition is changing,and the developmental direction is being in a puzzle.So how to improve property management becomes a very important issue.This paper firstly introduces the background of the selected title and the present situation of the service quality of property management in China and research done on this aspect both at home and abroad.Then it presents a deep analysis in the following respects,such as service,concept of service quality,the concept of residential quarter property management.On the basis of the necessity of structuring the evaluation target system of service quality of property management and the basis function of property management.Through the research method with theory and demonstration, design the evaluation target system of service quality of residential quarter property management from the view of clients.A service quality fuzzy comprehensive evaluation model of residential quarter property management is set up in the following part,and the analytic hierarchy process is adopted to define index weight, and analyze the real example by applying the model and index system concretely to two residential quarters in Shenzhen City.The research in the article would help property management enterprise enhance service quality and offer a way of how to improve service quality.
