Along with the aggravation of China's aging population and the emergence of new characteristics of the elderly population structure,the proportion and demand of middle and younger elderly groups is prominent and increased sharply.There are high-level needs such as return,respect and value realization.In recent years,more and more urban elderly choose suburban rural areas with superior ecological base conditions to carry out pastoral pension activities.This phenomenon has been concerned by academia and society.As a new market and new thing,rural leisure pension is also a direction of Rural Revitalization and urban-rural coordinated development at the present stage.The state's strong support for health and tourism has attracted groups of social forces to invest in rural construction.The development of pension real estate projects has gradually penetrated into rural communities.Rural pension real estate has become a supplement to the pension model.Meanwhile,there are endless social conflicts of leisure pension projects caused by land acquisition,development operation mode and interest problems on rural land in China.Therefore,this paper focuses on the driving factors,cooperative development model and benefit mechanism of rural pension real estate development from the perspective of(idle)collective land participation in order to have a better theoretical significance and practical reference value for rural pension real estate development in China.Firstly,this paper analyzes the development model and land use status of China's pension real estate through literature and case analysis.It is concluded that collective land has become a choice direction of pension real estate with its advantages of value manifestation,supply,cost and so on under the support of policy environment and institutional changes.Combining with the current development trend of rural elderly-care mode,this paper puts forward that under the new collective economic organization,the joint power construction of village collective organization and peasants can be realized through the way of joint stock cooperation.On this basis,the applicability and innovation of the pension real estate development with social forces can be realized,which will lay the foundation for the follow-up study.Secondly,combining with the driving force theory and starting from the integrity,organic relevance and structural hierarchy of the system,this paper constructs the driving system to promote the development of rural pension real estate through literature research and expert interviews.And this paper analyses and explains the four dimensions of demand,supply,support and intermediary,which are combined and optimized into 19 factor indicators.Then,this paper constructs the driving system hierarchical structure of rural pension real estate development by using ISM.Combined with MIAMAC quadrant diagram,this paper analyses the transmission path and cooperative interaction mechanism among factors.This paper constructs the mechanism of market thrust,supply pull,support and intermediary system assistance and connection.This paper analyses the leading incentive and transmission function of stakeholder participation and organizational cooperation in the supply dimension for rural pension real estate,so as to carry out the study on stakeholder symbiotic cooperation and development model.Thirdly,this paper identifies and defines the stakeholders of rural pension real estate development by using the stakeholder theory and the method of symbiosis theory.Starting with the core stakeholder organization cooperation,which is the key to the construction of development model,the paper analyses and compares the characteristics of rural pension real estate development according to the symbiotic organization model and the symbiotic behavior model,respectively.The mechanism of benefit symbiosis of integration and reciprocity has constructed a conceptual model of symbiosis network relationship with development and operation enterprises,collective organizations,farmers and local governments as the core network layer.Fourthly,on the premise of guaranteeing the benefit maximization of the integration and reciprocity of rural pension real estate,this paper puts forward the multi-main operation mode of "enterprise-leading + collective organization coordinating + farmers and government participating in supervision".This paper perfects the rich pension products and diversified service system such as compound real estate development,health care and elderly-care service,leisure agricultural innovation.This paper adopts the "rental right of use + service fee" profit model in consideration of ownership issues.Then,according to the interest demands of the core stakeholders,this paper designs the benefit distribution among the cooperative entities of rural pension real estate development based on Shapley value method.And taking resource contribution,risk sharing and stakeholder satisfaction as the allocation correction factors,this paper establishes Shapley correction model suitable for rural pension real estate development projects under combined factors.Finally,this paper selects Utopia Shared Pastoral Convalescent Village as the case study object,whose core concepts and operating modes are more consistent with this paper.This paper analyses its operation mode and content,and the mode of symbiosis of interest subjects.This paper optimizes the distribution of benefits used Shapley value correction model constructed above.The result shows that the benefit mechanism under the cooperation of integration and reciprocity can promote the long-term stable development and fairness and efficiency of project allocation.
