With the improvement of the economic level of our country, the urbanization process is accelerated day by day. The urbanization level was up to 36. 04% in 2000, but the urbanization level of developed city has already exceeded 50% and still developed fast currently. World experience indicates: It is sure that the development speed of the urbanization gets in touch with the urbanization level. When the urbanization level is smaller than 30%, the urbanization is relatively slow in speed; When the urbanization level is in 30%-70%, the urbanization enters high-speed developing period. According to our country' s present urbanization situation, obviously, our country will enter high-speed developing period within a period in the future.The tide in the urbanization sweeps across the Divine Land irresistibly. In face of these historical changes, what does real estate industry in top of the waves think of this question and deal with this trend? Having gone through reforming system of merchandise building, deep bid era, economic foam, what should Chinese real estate industry follow on earth? With these queries, we launch studying to the development of modern real estate industry in the fast urbanization process.Following the high growth of economy and fast improvement of the urbanization level, there will be several hundred million country people pouring into cities. Under the drive of various demand such as natural demand, flow demand, diverse demand, mode demand and so on, the enormous development space will be brought inevitably for the real estate industry. At the same time, the real estate industry is regarded as the guide industry of national economy, playing an irreplaceable role in moulding the urban image, expanding the urban space, perfecting the urban function etc.. Thus expounds the correlation of urbanization and development of real estate industrypreliminarily.This paper has analysed problems and trends which the modern real estate face in fast urbanization process. The key problems involve four respects: supply , demand , realtor and intermediary of the house property, resources and environment protection; The main trends of development also include four aspects: The comfort degree of the living conditions improves continuously, the ecology standard of the living environment promotes constantly , the thought of people center roots in the hearts of the public gradually, the idea of urban culture protection and management enhances invariably. On the basis of these, the subject puts forward pointedly the thinking that the modern real estate industry sustainable development in the fast urbanization process: To establish the position of pillar industry of the real estate industry, to adhere to the science development view, to control the scale of population, to enlarge ecology protection strength, to bring about an coordinated development in urban real estate and population, resource and environment, and to enhance the government' s macro adjustments and controls function.Finally, the paper combines the current situation of the development of the real estate of Zheng zhou, from three angles: the correlation of urbanization and real estate industry, opportunity and challenge which the real estate industry faces, thinking and countermeasure that the real estate industry develops, expounding the problems that the development of modern real estate industry of Zheng zhou face in the fast urbanization process.
