This paper aims to introduce the principle of WTO and its relationship to the real estate industry. In addition, it analyzes the opportunities and challenges which the real estate industry is facing as the member of WTO(World Trade Organization). At the end of the paper, the author tries to give the developing strategy and preview to the real estate industry.The open economic policy in China established 20 years ago has led to the very rapid changes in the whole country. China's economic has achieved long-term progress. Today, the world is transforming itself into one-body economic system. This development has provided us with formidable opportunities. China has played a more vital role in the stabilization of the world after its entering WTO. This is proven track record of our nation strength in support of our quest for involvement in international development by our real estate enterprise. At the same time, we should learn advanced techniques and managerial skills from the developed countries. The real estate industry includes land-developing, construction, land and real estate agent, its operating chains include investment, developing, currency and consuming. The real estate industry in China is the pillar which support the nation economicdevelopment. It is the pioneering trade which forms the foundation of other related business. As such, the reform of the system of the real estate industry and the development of the industry have played a key role in the national economic reform and in sustaining the continuous growth of the national economic. The development of real estate in our country can be divided into 4 stages process: I. starting stage (1978-1991); II. feverish stage; III. recovering stage; IV. promising stage. Chinese government has promulgated many laws related to real estate industry, such as the "Building and Construction law", "Real estate Administration law", "Land Administration law", they are forming the frame of laws and regulations.With the development of the real estate industry in our country, the real estate enterprises are getting stronger. In 1986, there were 3,000 real estate enterprises. In 1995, the number was 33,482. In the recent years, there are 27,000 real estate enterprises, including state-owned enterprise, collective enterprise, privately-owned enterprise and enterprise involving foreign capital. But most of them have their obvious shortcomings, such as low efficiency, no scale-benefit and so on. The rapid growth of Chinese economy has caused the robust demand in the real estate market. And families become the most important role as the consumer in the market. They need houses which are not only comfort but also multi-functional. The real estate industry has its risk. It comes from the policy of government and the influence of environment. For example, since the Industrial revolution, the worldhas witnessed incalculable dramatic achievements, population growth. As human being enters a new century, we should pay more attention to the limits of the earth's "carrying capacity", which ability provide the resources required to sustain life while retaining the capacity to regenerate and remain viable. We hope that everybody is satisfied with his own place, safe, comfortable, of course, with the development of real estate industry, it is no longer a dream.
