With the great development of economy and society, and the promotion of regional economic activities, we have made a rapidly progress in the urbanization in China. The urbanization degree in 2002 has reached 37%, which is 18.04% higher than the urbanization degree in 1990 (18.96%). It is almost doubled! We have a huge population, especially in rural area. The population situation of our country has made some problems for the economic and social development. So it is a necessary adoption of urbanization. It is estimated that urbanization degree in China will reach 45% and 60% in 2010 and the mid-21st century, i.e. half of the rural persons will swarm into urban area. It is a great opportunity for the real estate industry in China, because the increase of the urban population demands on more house and corresponding service system. Real estate industry is becoming the pillar industry. However the resource of land especially plantation is very limited, so it's a focus of society about how to use the resource of land in the progress of urbanization and to avoid the waste of it. Real estate is attached to the land and is a main part of the city; therefore, the development of real estate industry will act as an important role in saving of resource of land.While developing the economy and urbanization of China, there are many problems such as social problem, pollution of environment, waste of resource and so on caused by the ignoring of direct relationship between economic development and social development, environment and limited resource during the period after reformation in China. At present, people in some area in China have leaded an all-round relatively comfortable life. It is very urgent for us to solve the problems mentioned above, for the problems concern the stabilization of society, the environment of people and the strategic safety of our country. The thought of sustainable development illuminates how to solve these problems.In this paper, the author adopts the method of comparative study, and integrates qualitative analysis with quantitative analysis, empirical research with theoretical research. Many productions of specialists and researchers are taken into account. Basing on many facts and data, after the analysis on current development of urbanization and real estate, it's concluded that there are many problems can not be solved by economic development, such as social welfare, so it is essential to harmonize real estate industry with society, resource and environment in the developing process.The folio wings are the four main part of this paper:Firstly, considering the urbanization process in the world, the author analyses the prospect of urbanization in China, and points out some existing problem in the progress.Secondly, with regard to the developing process of real estate industry, the author mainly figures the problems of it. Meanwhile, the relationship between urbanization and development of real estate is analysed.Thirdly, the detailed process of the sustainable development, especially the sustainable development of human inhabitancy and Chinese real estate industry, are introduced. Then the necessity of sustainable of real estate industry is concluded, in view of the society, resource and environment.Finally, the proper approaches of sustainable of real estate industry are analysed basing on the principles of sustainable development. The approaches mainly include planning with sustainable development, promotion of economical and applicable houses, progress of industrialization of inhabitancy and increase of the degree of concentration of real estate industry. The four approaches mentioned above are the emphasis of the paper, which had not been systematically analysed by other researchers.
